These Terms of Service govern access to and use of luxdwell.sbs and any enquiry or booking submitted through this website.
1. Service scope
luxdwell.sbs is an independent property search and relocation advisory service. Unless expressly stated in writing for a specific listing or transaction, luxdwell.sbs is not the owner, seller, landlord, or direct provider of third-party properties or ancillary third-party services.
2. Website information
Content on this website is provided for general information only. Property, area, timing, pricing, market, and relocation information may change at any time and may depend on third-party sources. Availability and outcomes are not guaranteed.
3. Enquiries and contract formation
Submitting a contact form, request, or enquiry does not by itself create a binding service contract unless the website clearly identifies the submission as an order for a paid service. Where an online booking or order can create obligations, the steps, correction options before submission, and electronic confirmation must be provided in accordance with Federal Act of 19 December 1986 on Unfair Competition (Unfair Competition Act, UCA; SR 241), Art. 3 para. 1 lit. s UCA.
4. Prices and paid packages
Where consumer-facing paid services are offered, the applicable scope, timing, limitations, and total price or pricing method will be shown before commitment. Any displayed prices must comply with the Price Indication Ordinance of 11 December 1978 (PIO; SR 942.211). Contract terms for paid services are also subject to the Federal Act on the Amendment of the Swiss Civil Code (Part Five: The Code of Obligations, CO; SR 220).
5. Third-party services
Viewings, mortgages, insurance, transport, schools, legal, tax, immigration, and similar services may be supplied by third parties under their own terms. luxdwell.sbs is not responsible for third-party acts, omissions, availability, or contractual performance.
6. Acceptable use
You agree not to misuse the website, submit unlawful or inaccurate information, interfere with security or functionality, or infringe intellectual property or privacy rights.
7. Liability
To the extent permitted by applicable law, luxdwell.sbs excludes liability for indirect loss, consequential loss, loss of opportunity, and loss arising from temporary unavailability, technical issues, or reliance on website content. Nothing in these terms excludes liability that cannot lawfully be excluded.
8. Privacy and cookies
Personal data submitted through forms or related tools is handled under our Privacy Notice in line with Federal Act of 25 September 2020 on Data Protection (FADP; SR 235.1), Data Protection Ordinance of 31 August 2022 (DPO; SR 235.11), Art. 19 FADP, Art. 13 DPO. Cookie and similar technology information is provided under Telecommunications Act of 30 April 1997 (TCA; SR 780.10), Art. 45c TCA, Federal Act of 25 September 2020 on Data Protection (FADP; SR 235.1), Federal Data Protection and Information Commissioner (FDPIC) guidelines on data processing using cookies and similar technologies.
9. Governing framework
These terms are intended for a Swiss service website. Consumer dispute notice optional unless sector-specific. Mandatory consumer rights and forum protections remain unaffected where applicable.
